Module Description: This module enables the Quantity Surveyor to appraise the development of construction projects including initial site selection, development and financing, through to the sustainability of a proposed development
Learning Outcomes
On successful completion of this module the learner will be able to:
LO1 Analyse real estate strategy and the development culture.
LO2 Evaluate property site selection including investigation carried out on site, feasibility of the site as a whole and the factors to consider in the aquisition of a site.
LO3 Analyse the alternative forms of finance that are available to a client for a construction project.
LO4 Evaluate different design variables, quality and material choices.
LO5 Assess the sustainability and environmental impact of a proposed development.

Indicative Content
Property Development Process
Nature of property, essence of development, development properties, golden rules of development, taxation system and taxation on development.
Development Appraisal
Budgeting for property development, land aquisition procedures and problems, finanical considerations, sources of development finance, developer's budget and feasibility study.
Economic Aspects of Building Design
Understand the nature of client requirements, evaluate the various factors of design economy, apply the principles of design economy to a new project, recognise that design economy is just one factor to consider in design, appreciate that evolution in design is taking place.
Environmental Management
Environmental issues including climate, contaminated land, energy, environmental assessment,pollution, sustainability, visual impact and heritage.
